Our Springbank garage suite project was technically considered a home addition by Rocky View County. We built the suite adjacent but perpendicular to the existing two-car garage, then finished the build to match the house using the same materials like blue marble stucco and white trim windows.

Our client came to us with the drawing for this project. He needed more garage parking and also an at-home office space for his demanding work regime. This particular suite has more than enough square footage for his needs, featuring:

  • ~1,000 square feet of living space upstairs and down
  • One main office with PPanel interior decorating panel
  • One large bedroom with adjacent storage room (third bedroom)
  • Large kitchen and living area
  • Interior stair access from garage
  • Secondary stair access from outdoor stair and balcony

Believe it or not, our client didn’t choose many upgrades for the suite, apart from:

  • Exterior stucco
  • Thicker engineered LVP
  • Electric fireplace
  • Tile shower base & glass shower
  • Thicker countertop quartz

Overall, this garage suite turned out great. Utility connections were a bit of a challenge, but Fortis ended up moving things along pretty quickly once the building permit was approved by the municipality.

A careful consideration for your Springbank garage suite project are the utility connections. Depending on the area, you may have very challenging sewer/water/gas/power connections. Typically, we connect the sewer and water and natural gas to the main house (like we did for this project); however, if your home doesn’t have the appropriate power supply for the suite (100 amps), then you’ll need to source that power from the utility provider.

If your power trench and wire requirements are lengthy, you can expect to pay a significant amount for your electrical connection. If your power supply isn’t that far away from the suite, then you may be in luck.
