Our first Glamorgan backyard suite project began as a custom max-size suite package, with a total of 850 square feet of living space and 804 square feet of envelope. During the iterative design phase, the homeowner decided to increase the living space to allow for two large size bedrooms with individual closets and a large laundry/bathroom area. Additionally, a large balcony was switched from the alley side to the house side to allow better communication between residents on the property.

- 208 square feet of entranceway living space
- 946 total square feet of living space
- 166 square feet of exterior balcony living space
- Dual access from garage and rear backyard
- Two large bedrooms with individual closets
- Tiled and glass door showers
Believe it or not, our client didn’t choose many upgrades for the suite, apart from:
- Kitchen skylight
- Upgraded appliances
- Under cabinet LED lighting
- EV charger in garage
- Triple pane windows
Overall, this garage suite turned out amazing! Utility connections were also an extra cost for the client, as their in-house sewer and water main lines were located at the front of the house, meaning extensive trenching was required which would also disturb existing pathways and mechanical features of the home. Therefore, the decision was made to connect directly to the city’s main sewer and water lines that came from the alley, a significant upgrade not included in our pricing which must be quoted by indemnified contractors who work closely with the municipality.
